Preconstructon Services


In a world of increasingly demanding construction conditions, proper planning and early contractor involvement can mean the difference between success and failure, between on-time, on-budget delivery and cost overruns and missed deadlines. At JMB, we add significant value to our clients’ program by being part of the project planning stage and by working early with design consultants, local government officials and the entire project team. Our Preconstruction services include Critical Path Scheduling, Value Engineering Analysis, Constructability Review, Cost Estimating, Permitting, Site Logistics Planning, Identification and Pre-Purchase of Long-Lead Items, and Subcontractor Screening and Recommendation. JMB’s well-orchestrated Preconstruction efforts lay the groundwork for a highly efficient construction process.

Construction Management


With this delivery method, we provide a comprehensive building program, starting with Preconstruction services and ending with building commissioning and move-in. We work closely with our clients, in a highly collaborative manner, to reach their desired outcomes by addressing all components of the project early and by managing all details of the construction process. We solicit extensive subcontractor pricing and determine an accurate Guaranteed Maximum Price (GMP) on an open-book basis, encouraging owner involvement at all times. Our clients find this to be an ideal approach when dealing with tight schedule constraints and highly technical or demanding projects.

Design | Build


Think of Design/Build as one-stop-construction-shopping. Here, we not only manage the Preconstruction and Construction process, but also provide total project and program management, including the selection and oversight of design and engineering consultants. When looking to streamline the overall expansion, relocation or renovation process, clients turn to JMB Design/Build. As our clients’ single point of contact, we manage the entire building program with an integrated, comprehensive plan. There is total coordination among consultants, streamlined communication processes, and little-to-no redundancies or overlap of services. This translates to a simpler, more cost-effective and comprehensive building program for projects built utilizing this method.

General Contracting


When clients find themselves with enough time to adhere to a traditional design-bid-build timeline, then this can be a reasonable and successful method. Unlike Construction Management and Design/Build methodologies, however, we are contracted to provide little or no Preconstruction services and are typically hired when design documentation is complete. We manage the construction process from mobilization to project closeout and we provide a quality job that complies with project requirements and an on-time delivery.

Key Personnel

Jeff Brown

- Chief Executive Officer

Jeff has over 30 years of construction management experience on a wide variety of retail, commercial, industrial, hotel, housing, office, medical, garage and institutional facilities. Starting as a timekeeper in 1971, he advanced to assistant superintendent, expediter, estimator, project manager and eventually president of a major construction firm in Philadelphia.

In 1984, Jeff established his own building and construction management company with a focus on cultivating lasting client relationships and providing the highest level of service. The firm now employs a staff of more than 70 and conducts business in over twelve states. Jeff holds a Bachelor of Arts Degree in Philosophy from George Washington University and completed postgraduate work in construction management.

Greg Hill

- President

Greg has 25 years of experience in the construction industry spanning from on-site supervision to the management of fast-track retail centers, historical renovations and high-rise office towers. He joined the firm in 1987, and after estimating and managing numerous projects, assumed the position of Director of Construction with full responsibility for preconstruction services and all project management activities. Greg was instrumental in the development of the company's preconstruction expertise, job cost accounting system, construction management procedures and overall quality control.

In 1997, Greg was appointed to President of Jeffrey M. Brown Associates, LLC. He is currently responsible for corporate vision, strategic planning and leadership throughout the organization. Greg holds a Bachelor of Science Degree in Civil Engineering and Construction Technology from Temple University, Magna Cum Laude.

Greg Alderfer

- Director of Construction

Greg has 25 years of construction experience and has been with JMB since 1993. He held various positions during his career including Superintendent, Project Manager and Project Executive. He has consistently produced positive results in delivering projects with strict budgets, difficult client requirements and demanding schedules. As Director of Construction, Greg oversees all construction operations, estimating, accounting, administration, human resources, marketing and business development. He assures the quality of products and services delivered to all construction projects. He is responsible for leading the construction organization in providing outstanding service to JMB customers.

Mike Carroll

- Chief Financial Officer

With 20 years of construction accounting experience, Mike is well prepared to provide leadership and financial guidance to JMB as the Chief Financial Officer. Mike joined JMB as the Director of Finance and Accounting. He quickly demonstrated his vast knowledge of construction project accounting, problem solving abilities and financial expertise. Mike is responsible for all aspects of JMB’s accounting function and financial reporting. He is a member of JMB’s executive committee.

Mike has a Bachelor of Science in Business Administration with a concentration in Accounting from Bloomsburg University.

Wayne T. Riker

- Vice President

With more than 25 years of experience in the commercial construction industry, Wayne has served in all aspects of the business, starting with hands-on field work, through estimating, project management, project executive and operational responsibilities. He possesses substantial experience in facilitating and managing the set-up, planning and construction of corporate offices, hospitality, healthcare, multi-family residences, mixed-use, industrial and retail facilities. As Vice President, Wayne is responsible for providing preconstruction services, planning, budgeting, value engineering and construction oversight on large, complex projects, as well as business development activities. Wayne is a member of JMB’s executive committee.

Wayne has a Bachelor of Science in Civil Engineering and a Minor in Economics-Business Administration from Union College in Schenectady, New York.

Gabe Canuso

- Director of Business Development

Gabe has more than eight years of experience in business development, strategic planning, and market analysis for the commercial design and construction industry. In addition to his business development expertise, Gabe is a proven marketing professional with strong skills in public and government relations, brand development and market research.

He earned a Masters of Arts from George Washington University and a Bachelors of Arts from Villanova University. Gabe serves on the Board of Trustees of the Children’s Crisis Treatment Center in Philadelphia and is the founder of the agency’s “Cruise for the Kids” annual fundraiser and “Friends of CcTC” organization. Gabe is also on the Board of Directors for the Greater Philadelphia ACE Mentor program.

Dave Hill

- Project Executive

With 18 years in the commercial construction industry, Dave’s experience ranges from Field Engineer through to Senior Project Manager and ultimately to Project Executive. He has extensive experience with complex industrial projects, fast-track office building construction, multi-family residential construction in urban settings, as well as projects involving major site development work. Dave is responsible for ensuring that his projects have the necessary resources and staff available, overseeing the preconstruction process and execution of the construction phase, ensuring the accuracy and thoroughness of the project budget and schedule, and maintaining appropriate communication among the entire project team.

Dave has a Bachelor of Science in Civil Engineering from Temple University - Magna Cum Laude.

Mike McAleer

- Project Executive

Mike began his commercial construction career in 1991. As the principal of a small business, he focused on the installation of conveyer and material handling systems. Mike’s entrepreneurial experience expanded into construction project management in 1995. Since then, Mike has developed superior project management skills and advanced to Project Executive. Mike’s “can do” approach to project management has made him an effective leader of many project management teams. Mike’s experience spans several markets including retail, commercial office buildings, parking facilities and residential construction. Mike has been responsible for successfully completing some of JMB’s more challenging large projects. He is effective in his communication with owners, contractors and project teams.

Mike has a Bachelor of Science degree in Civil Engineering from Manhattan College.

JMB to Build Target Muhlenberg

HUNTINGDON VALLEY, PA - December, 2007 - Jeffrey M. Brown Associates has announced the award of a 127,000 square foot Target Store in Muhlenberg Township, PA. The project is expected to be completed in mid-August 2008. JMB has been a preferred construction management firm to Target Stores since 1998. Target Muhlenberg will be the 47th Target project completed by JMB.

JMB Completes Fordham University Intermodal Transportation Facility

NEW YORK, NY - November, 2007 - Jeffrey M. Brown Associates has completed a new Regional Intermodal Transportation Facility for Fordham University located at the southern end of the University’s Rose Hill campus. This facility provides shuttle services to and from the University, the New York Botanical Gardens, the Bronx Zoo, the Belmont-Arthur Avenue neighborhood and shopping district, as well as the Metro North Rail Line. The 500 square foot facility utilized a veneered quarry cut granite stone prefabricated panel system to match the hand-laid granite block buildings on the University’s campus. The five-story facility provides 1,546 parking spaces. The grand opening of the building for parking was in August, 2006.

JMB Progressing on Target Brooklyn College Retail Facility

BROOKLYN COLLEGE, NY - November, 2007 - Jeffrey M. Brown Associates continues work on a 300,000 square foot retail center located on the Brooklyn College campus. The project includes three levels of retail space with a new 165,000 square foot parking garage adjacent to the building. A new Target retail store will occupy two levels. Construction spans an active New York/Atlantic railway line and a Buckeye pipeline. All roadways bordering the construction site have remained open to traffic during construction. The project is expected to be completed in March, 2008.

JMB Completes 45th Target Store

HUNTINGDON VALLEY, PA - October, 2007 - Jeffrey M. Brown Associates proudly announced the completion of construction of the Target Concordville store. The Grand Opening of the 155,000 square foot store was held on October 14th and was attended by Tom Phillips of Target and Todd Seidel of Jeffrey M. Brown Associates. Jeffrey M. Brown Associates has partnered with Target Stores in completing 45 stores. Since 1998 JMB has been providing construction management services to Target in the Northeast Region. Projects include new construction, demolition and renovation of existing retail structures.
